2008 Systemax installed the BMS for this then new 24 floor commercial building designed to meet NABERS Energy and Green Star ratings for construction and operation. The BMS is integral to achieving and maintaining the building’s star ratings by providing energy monitoring control and usage exclusion via a Web based energy profiling package and afterhours operational and billing package.
The 24 floors each have dedicated AHU and VAV for space conditioning control. The electrical, water and chilled water energy consumption is monitored, logged, trended and analysed to maximise efficiencies to allow operational savings and star rating data. Additional supplementary chilled water FCUs with local override control are provided for tenant meeting rooms and the like controlled by the BMS. The BMS also controls common area and façade lighting to time schedule.
In addition to ongoing regular service and maintenance we provide system analysis and tuning through REAL services with a focus on energy efficiency and cost savings to operational budgets.
